“Thinking About West Oʻahu? Here’s the Real Story”
Kapolei, Ewa Beach, and Beyond
By Desmond Cura · REMAX Hawaiʻi West Oʻahu · 10 min read
Let’s be real — West Oʻahu doesn’t always get the credit it deserves. Most people come to Hawaiʻi picturing Waikīkī, North Shore swells, or the quiet lanes of Kailua. But if you’re thinking about planting roots on Oʻahu — actually living here, not just vacationing — the west side is worth a serious, honest look.
I’m Desmond Cura, a Realtor with RE/MAX Hawaiʻi West Oʻahu, and West Oʻahu has been home to my family since 2012 when we purchased our first home in Ewa Beach. I spent 20 years in the Coast Guard, and when I retired in 2022, it just meant more time to enjoy everything this side of the island already had to offer — whether that’s paddling out on my SUP at sunrise, mountain biking the trails on a Saturday morning, or simply being present with my family. The west side suits us just right, and it has for a long time.
So here’s the real talk — no sugarcoating, no sales pitch — just what you actually need to know about living in West Oʻahu.
First, Let’s Talk Geography
When locals say “West Oʻahu,” they’re talking about the full stretch of communities running along the leeward coast — and that means all of it: from Nānākuli, Māʻili, Waiʻanae, and Mākaha on the Waiʻanae Coast, which carry a deep local culture and identity that is the true heart of the west side, to the newer developments further south including Kapolei, Ewa Beach, Ewa Gentry, Honokai Hale, Makakilo, and Kalaeloa. Each community has its own character, history, and price point — and understanding that range is key to finding where you truly fit.
Kapolei is often called Oʻahu’s “Second City” — and for good reason. It’s the economic and civic hub of the west side, home to shopping centers, a growing medical district, the University of Hawaiʻi West Oʻahu, and government offices. If you have students in the family or are pursuing higher education yourself, having a UH campus right in the neighborhood is a real plus.
West Oʻahu At a Glance
- Distance to Downtown Honolulu: ~25–35 miles via H-1 freeway
- Average commute time: 45–75 minutes depending on traffic and time of day
- Median home price: $750K–$1M+ depending on neighborhood and home type
- One of Oʻahu’s fastest-developing regions with continued infrastructure investment
The Honest Pros of West Oʻahu Living
SPACE — REAL, ACTUAL SPACE
One of the biggest advantages out here is square footage. For what you’d pay for a small condo near Honolulu, you can often get a single-family home with a yard on the west side. If you’re raising a family or just want room to breathe without sharing walls, this matters a lot. The planned communities of Ewa Gentry, Ocean Pointe, and Hoakalei were designed with space and livability in mind — wide sidewalks, community parks, and homes built for modern family life right in the heart of Ewa Beach. It’s no coincidence that military families in particular are drawn to this area; the newer construction, larger floor plans, and proximity to Joint Base Pearl Harbor-Hickam check a lot of boxes for service members looking to put down roots. Ho’opili, while technically within Ewa Beach, is its own newer development a bit further out and offers some of the freshest construction on the island for those who want brand-new from the ground up.
COMMUNITY FEEL
West Oʻahu has a strong local-family vibe. Neighbors know each other, kids play outside, and community events are part of the rhythm of life here. Having raised my own family on this side of the island since 2012, I can tell you firsthand — it’s the kind of neighborhood where people wave when you pull out of the driveway.
RECREATION AND THE OUTDOORS
“On any given morning, you can paddle out at White Plains, hit the Kapolei Golf Course, or bike the dirt trails up above Makakilo — all before most of Honolulu has finished their second cup of coffee.”
The west side has beaches that locals love but tourists often overlook. White Plains Beach (locals call it “White P’s”) has excellent surf and a mellow, uncrowded vibe. Ko Olina’s lagoons are calm and great for families. And if you’re into mountain biking or hiking, the Waiʻanae Range right behind you offers miles of trails with stunning views of the coast.

GROWTH AND INFRASTRUCTURE INVESTMENT
West Oʻahu is one of the most actively developing regions on Oʻahu. The rail — Skyline — is bringing transit connectivity to the area that didn’t exist before. New commercial developments, schools, and healthcare facilities are opening regularly. This isn’t a stagnant market; it’s a region in the middle of a generational build-out. For homebuyers thinking about long-term value and appreciation, that trajectory matters.
The Honest Cons — Because You Deserve the Full Picture
THE COMMUTE IS REAL
I’m not going to gloss over this one. If you work in Downtown Honolulu, Pearl Harbor, or anywhere in central Oʻahu, you’re going to be dealing with H-1 traffic. Morning rush hour heading east can stretch a 25-mile drive into well over an hour. The Skyline rail is helping, and more people are working hybrid or remote than ever before — but if you’re commuting daily, factor that time (and fuel cost) into your decision.
My honest advice? Drive the route at commute time before you commit to a neighborhood. Know what you’re signing up for.
FEWER WALKABLE AMENITIES
West Oʻahu is car-dependent. There’s no getting around that. While Kapolei has solid retail and dining options, you’re not walking to a farmers’ market or a corner café the way you might in Kailua or Kaimūkī. If walkability is important to your daily life, it’s a valid consideration.
IT CAN FEEL FAR FROM “ISLAND CULTURE” HOTSPOTS
Some people move to Hawaiʻi dreaming of farmers’ markets, hip Honolulu restaurants, art galleries, and nightlife. Most of that is still a drive away from West Oʻahu. The tradeoff you’re making is space, community, and (relatively) lower prices — in exchange for being farther from the urban core. For families, that’s often a great trade. For young professionals who want to be in the middle of everything? Worth thinking about honestly.
Neighborhood Breakdown: Where Should You Look?
WAIʻANAE COAST — NĀNĀKULI, MĀʻILI, WAIʻANAE & MĀKAHA
This is where the deep roots of West Oʻahu live. These communities carry a rich Native Hawaiian culture and a strong sense of local pride that you won’t find anywhere else on the island. Home prices here tend to be more accessible, and the coastline — particularly Mākaha Beach — is world-class. If you’re looking for authentic local community life and a slower, more grounded pace, the Waiʻanae Coast deserves a serious look.
KAPOLEI
The hub of the west side. Great for families, a growing professional community, good schools, and convenient amenities. Home types range from condos and townhomes to single-family homes. If you want to be close to services and in the heart of what’s developing — including the University of Hawaiʻi West Oʻahu campus — Kapolei is it.
EWA BEACH & EWA GENTRY
One of the most popular destinations for military families on Oʻahu — and it’s easy to understand why. The core planned communities of Ewa Gentry, Ocean Pointe, and Hoakalei sit at the heart of Ewa Beach and offer newer construction with larger floor plans that growing families actually need. The reasonable drive to Joint Base Pearl Harbor-Hickam, combined with well-maintained parks, good schools, and a strong sense of community, makes this area a natural fit for service members and veterans looking to buy. Prices here tend to be somewhat more accessible than Kapolei proper, though that gap has narrowed in recent years.
KO OLINA
If luxury is on the table, Ko Olina is West Oʻahu’s resort community — home to the Four Seasons, Disney’s Aulani, and high-end condominiums and townhomes. It’s a different price bracket entirely, but if you want resort-style living with lagoon access, it’s worth knowing about.
MAKAKILO
Up in the hills above Kapolei, Makakilo offers cooler temperatures, incredible views of the coast, and a quieter, more established neighborhood feel. It’s a little off the beaten path but beloved by the people who live there. Great for folks who want the west side location without being right in the middle of the action.
HOʻOPILI
One of the newer master-planned communities, Hoʻopili sits within the Ewa Beach area but has its own distinct identity as a stand-alone development further from the established neighborhoods. It offers some of the newest construction on the island — ideal for buyers who want a brand-new home with modern finishes and a community still taking shape around them.
Is West Oʻahu Right for You?
Here’s a simple breakdown of who tends to thrive out here:
- Families who want space, good schools, and a safe neighborhood feel
- Military families and veterans — newer homes, more space, and a short drive to Joint Base Pearl Harbor-Hickam make Ewa Beach and the surrounding communities a natural fit
- Remote workers who can skip the daily Honolulu grind
- Outdoor enthusiasts who want surf, trails, and golf without a crowd
- First-time buyers stretching their budget as far as it’ll go on Oʻahu
- Long-term investors looking at Oʻahu’s growth corridor
And who might want to look elsewhere? People who prioritize urban walkability, nightlife, and proximity to Honolulu’s cultural core. There’s no shame in that — knowing what matters to you before you buy is half the battle.
Final Thoughts from the West Side
West Oʻahu isn’t perfect — no neighborhood is. But for the right buyer, it checks boxes that are hard to find anywhere else on this island: community, space, outdoor access, growth potential, and a pace of life that still feels like Hawaiʻi rather than an extension of any mainland suburb.
My family and I have called Ewa Beach home since 2012, and I wouldn’t trade it. Whether I’m out on the water, on the trails, or on the golf course — this side of the island always delivers. And after years of moving around with the Coast Guard, there’s something to be said for a place that just feels right.
If you’re thinking about buying, selling, or just figuring out where you fit on this island, I’m always happy to talk — no pressure, just straight answers. That’s the way I’ve always done things, and real estate is no different.
